Major remodel/redesign of existing footprint.
Phase 1:
Remove retaining wall and create access for demolition and material staging. Demolition of existing residence down to subfloor. Remove concrete stairs and slabs on property. Remove danger trees on bluff. Clean property and prep site for construction.
Phase 2:
Install new concrete footings. Fabricate/weld/install new steel framing per new design. Level existing subfloor, install new subfloor framing and sheeting. Frame new residence, set trusses, sheet walls and roof. Install new metal roof. Waterproofing on roof top deck. Install exterior doors and windows. Trim,siding, and paint. All new electrical and plumbing. Insulation and drywall. New masonry work to update chimney and foundation.
